We welcome You to our beautiful & cozy 5 bed / 5.5 bath home with Private Pool with all the amenities necessary for your family and friends to spend a precious and memorable vacation in Orlando.

House is located inside the luxurious gated Windsor Island Resort.

The Aloha Clubhouse offers FREE AMAZING amenities for guests such as: Resort Style Community Pool, double water slide, lazy river, children’s water park, playground, fitness center, arcade, sand volleyball, bar lounge “tiki bar”, basketball court and mini golf course.

This home is the perfect spot to relax or extend your fun after a full day theme park visits, golfing, or shopping trip. Just kick back and enjoy your own private oasis!

The open concept floor plan allows everyone to be together, whether you are hanging out watching TV or cooking up some delicious meals for the whole crew.

1st Floor living room is beautifully decorated and features a 65 inch Smart TV with Cable.

You will be able to unwind in your own private screened pool and lanai and show everyone the talented chef you are by cooking poolside in your gas BBQ grill (optional service / add-on).

Half Bathroom downstairs with access to pool area + living room & kitchen.

On the second floor you will find a Loft to hang out, watch a game or just enjoy a movie and chill! 2nd Floor Loft features a 65 inch Smart TV with Cable. There is even a desk if catching up with work is a necessity.

Located in Davenport, about 10 miles from Disney Park complex connecting to all Disney Parks from there (According to Apple Maps) and with easy access to all Orlando area attractions, restaurants, shopping malls and golf courses!

ALL 5 bedrooms have their own private bathroom and feature a Smart TV. (NO Cable boxes available in bedrooms). Cable is available on downstairs Living room TV and Upstairs Loft TV.

3. OCCUPANCY & GUEST RESPONSIBILITY

• Maximum occupancy is set by state and local ordinances and fire codes. No exceptions can be made.
• Guests may not exceed the number of individuals stated in the reservation at any time.
• Minimum booking age: 25 years old.

► BOOKER RESPONSIBILITY
• The guest who completes the booking (the "primary guest") must be present for the entire duration of the stay.
• The primary guest is fully responsible for the behavior and actions of all members of the group and any visitors present at the property at any time.
• By completing the reservation, the primary guest agrees to these House Rules on behalf of all members of their group.

► FALSIFIED RESERVATIONS
• Reservations made under false pretenses — including falsified name, age, number of guests, or purpose of stay — will result in immediate eviction and forfeiture of all amounts paid, with no refund.
• Any reservation identified as falsified may be reported to the booking platform and, where applicable, to local law enforcement.

4. PROPERTY RULES

► NOISE & QUIET HOURS
• Quiet hours: 10:00 PM to 8:00 AM. Please be mindful of neighbors at all times.

► NO PARTIES OR EVENTS
• Parties and events of any kind are strictly prohibited (Resort policy and booking platform policy).
• Violation: immediate termination without refund + $50 per unauthorized guest per day.

► NO SMOKING
• Smoking, vaping, and e-cigarettes are prohibited inside the property and in all enclosed areas.
• Violation: $500 ozone treatment fee + additional damage charges.

► NO PETS
• Pets and animals of any kind are not permitted.
• Service animals are welcome with valid documentation provided prior to arrival. Any property damage beyond normal wear and tear will be charged accordingly.

► AIR CONDITIONING
• Set A/C between 72°F and 78°F in Auto/Cool mode at all times.
• Settings below 72°F may cause the unit to freeze and sustain damage — guest will be responsible for resulting repair costs.
• Keep all windows and doors closed for proper operation.

► ELECTRIC VEHICLES
• Charging EVs using property power outlets is not permitted.
• Violation: $100 charge + possible immediate termination of reservation.

► FIREWORKS
• Fireworks are prohibited on the property and throughout the Resort premises.

► NO ILLEGAL SUBSTANCES
• The use, possession, or distribution of illegal substances is strictly prohibited on the property and its premises.
• Violation: immediate termination of the reservation without refund and removal from the property. Incidents may be reported to local law enforcement.

► SAFETY & WILDLIFE
• No swimming or fishing in Resort ponds or lakes.
• Please maintain a safe distance from water areas — they may contain alligators, snakes, and other wildlife.
• In life-threatening emergencies, call 911 immediately.

5. POOL & SPA
━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━

⚠️ Swimming is at the guest's own risk. Children must be supervised by an adult at all times. No diving. No glass containers near the pool. Pool hours: 8:00 AM to 10:00 PM.

Pool rules:
• No glass containers in or around the pool area
• No diving under any circumstances
• Children under 12 must be directly supervised by a responsible adult at all times

► POOL & SPA HEATING (optional — $35/day, 3-day minimum)
• Target temperature: 85°F to 90°F. Custom temperatures may be accommodated upon request.
• Allow up to 24 hours for the pool to reach the desired temperature.
• The pool heater uses a heat exchange system and may not function effectively in near-freezing temperatures.
• The spa and pool share the same heating system — both heat simultaneously.
• During cold weather, the pump safety mechanism may temporarily shut off service automatically. This is normal and service resumes on its own.
• To add this service, message us through the booking platform at least 48 hours before arrival.

► GRILL
The grill is provided as-is for guest convenience. Guests assume full responsibility for safe and proper use of the grill and surrounding area. The Host and Property Manager accept no liability for personal injury, burns, fire damage, or property damage resulting from grill use. Do not leave the grill unattended while in use. Ensure the grill is fully off and cool before leaving the area.

► BABY GEAR & CHILD EQUIPMENT
Baby gear (including but not limited to cribs, high chairs, pack-n-plays, and similar items) may be available upon request and subject to availability. All such items are provided as a courtesy and as-is. Guests are solely responsible for the proper assembly, safe use, and supervision of children at all times. The Host and Property Manager make no warranties regarding the condition or suitability of baby gear for any specific child, and accept no liability for injury or accident resulting from its use. Guests are encouraged to inspect all items upon arrival and notify us immediately of any concerns before use.

► LEISURE EQUIPMENT
Any leisure or recreational equipment provided (including but not limited to bikes, kayaks, floats, or games) is offered as-is and as a courtesy. Use is entirely at the guest's own risk. The Host and Property Manager accept no liability for personal injury, accident, or damage resulting from the use of any such equipment. Guests must ensure children are supervised at all times when using any recreational items.

► POOL & SPA HEATING — HEALTH & SAFETY WARNING
Guests with pre-existing medical conditions, heart conditions, high blood pressure, pregnancy, or sensitivity to heat should consult a physician before using a heated pool or spa. Prolonged exposure to heated water may cause dizziness, overheating, fainting, or other adverse health effects. Never use the pool or spa alone, especially when heated. Children must be supervised by an adult at all times. The Host and Property Manager accept no liability for any health-related incidents arising from the use of the pool or spa, including incidents related to water temperature.

► GENERAL DISCLAIMER — SUPPLIED EQUIPMENT & AMENITIES
All equipment, amenities, and items provided — whether included in the base reservation or as optional add-ons — are offered as-is and as a convenience to guests. The Host and Property Manager make no representations or warranties, express or implied, regarding the condition, safety, or suitability of any supplied item. Use of all equipment and amenities is entirely at the guest's own risk. Guests assume full responsibility for safe and appropriate use and for the supervision of all members of their group, including minors.

Resort and clubhouse amenities are subject to availability and closure without notice. We have no control over Resort policies and cannot be held responsible for their unavailability. We will do our best to keep guests informed of any known changes.

7. FLORIDA WILDLIFE & OUTDOOR SAFETY DISCLAIMER

Florida is home to a diverse and active wildlife ecosystem. Encounters with wild animals in and around residential and resort areas are a normal part of the local environment. By booking this property, guests acknowledge and accept the inherent risks associated with Florida's natural wildlife.

► COMMON WILDLIFE IN THIS AREA
The following animals are commonly encountered in Florida resort communities and surrounding areas:

• Alligators — may be present in ponds, lakes, canals, retention areas, and occasionally near pool decks or walkways. Never approach, feed, or provoke an alligator. Keep children and pets away from water's edge at all times.
• Snakes — both non-venomous and venomous species are native to Florida. Do not handle or approach any snake. If encountered inside the property, do not attempt to remove it — contact us immediately.
• Insects & bugs — Florida's climate supports year-round insect activity, including mosquitoes, palmetto bugs (cockroaches), ants, no-see-ums, and others. The property is treated regularly, but occasional encounters are normal and not indicative of an infestation. Guests are encouraged to keep doors and windows closed and to use personal insect repellent when outdoors.
• Other wildlife — lizards, frogs, toads, spiders, wasps, and various birds are common throughout the area. These animals are part of the natural environment and their presence does not constitute a property defect.

► GUEST ACKNOWLEDGMENT
Guests acknowledge that:
• Wildlife encounters are an inherent and expected aspect of staying in a Florida property.
• The Host and Property Manager have no control over local wildlife and cannot prevent encounters.
• The Host and Property Manager accept no liability for injury, illness, allergic reaction, or property damage caused by wildlife or insects encountered during the stay.
• Guests are responsible for taking appropriate precautions, including supervising children at all times outdoors and near any body of water.

► IN CASE OF EMERGENCY
• If an alligator is posing an immediate threat: call Florida Fish & Wildlife Conservation Commission nuisance alligator hotline at 1-866-FWC-GATOR (1-866-392-4286).
• For venomous snake bites or other medical emergencies: call 911 immediately.
• For non-urgent wildlife concerns inside the property: contact us through the booking platform.

• All bedding and bath towels are provided. Clean sheets and towels will be ready upon arrival.
• Each guest receives: 1 bath towel + 1 hand towel + 1 pool towel + 1 bath mat per bathroom.
• All towels are accounted for at checkout. Missing or damaged towels will be charged accordingly.
• Washcloths are not provided for sanitary reasons.

9. DURING YOUR STAY

► COMMUNICATION
• Please keep all communication via the booking platform. This is required by platform policy and ensures both guest and host safety.
• We do our best to respond as quickly as possible. For life-threatening emergencies, call 911.

► MAINTENANCE & REPAIRS
• We work with trusted local vendors to address maintenance issues as quickly as possible. While we place service calls immediately, repair timelines depend on vendor availability and are outside our control.
• We may request photos via the platform to help diagnose and resolve issues faster.

► CONSTRUCTION & EXTERNAL NOISE
• We have no control over surrounding construction or neighborhood noise. We will notify guests of any known situations but cannot be held responsible for noise from outside the property.

► LOST OR FORGOTTEN ITEMS
• We are not responsible for items lost or left behind. Please check all areas thoroughly before departure.

10. PROPERTY DAMAGE & EXCESSIVE TRASH

► PROPERTY DAMAGE
• A property inspection is conducted before check-in and after check-out.
• Please report any pre-existing damage upon arrival so it can be documented.
• Any damage to the property or its contents — including furniture, appliances, fixtures, walls, floors, and any items inside the premises — beyond normal wear and tear is the guest's full financial responsibility.
• The full cost to repair or replace damaged items will be charged to the payment method on file, consistent with platform policies and applicable law.
• Guest authorizes the host to charge the payment method on file for any damage or violation fees described in these rules, after written notification is provided through the booking platform.

► EXCESSIVE TRASH
• The property is provided with starter trash bags for normal use. Guests are expected to manage waste responsibly throughout their stay.
• Leaving an excessive amount of trash inside or outside the property at check-out — beyond what is reasonably expected for the reservation size and length of stay — will result in an additional fee of $100.
• This covers the extra labor and disposal costs required to restore the property to its standard condition.

11. MONITORING & SURVEILLANCE DISCLOSURE

All devices are disclosed in this listing. No recording devices of any kind are permitted inside the property. Guests may not tamper with, disable, or cover any disclosed monitoring equipment. Concealed or undisclosed surveillance by guests is strictly prohibited.

12. GUEST SCREENING

13. LIABILITY, INDEMNIFICATION & LEGAL

Total Synergy Solutions LLC, PMI Orlando, the Host, and/or the designated Property Manager cannot accept liability for personal injury, illness, accident, or death of any member of the guest party or visitors, including from use of the pool, spa, surrounding areas, or any equipment on or off the premises.

No liability is accepted for loss, damage, alteration, delay, or changes arising from circumstances outside our control, including resort policy changes, utility outages, construction, weather events, or third-party vendor delays.

► INDEMNIFICATION & HOLD HARMLESS
The primary guest agrees to indemnify and hold harmless Total Synergy Solutions LLC, PMI Orlando, the Host, and/or the designated Property Manager from any and all liabilities, damages, costs, or expenses arising from or related to any claim in connection with the guest's use and/or occupancy of the property — including but not limited to claims for personal injury, property damage, loss of personal belongings, or theft sustained by the guest or any person invited to the property.

► ATTORNEY'S FEES & COSTS
In the event that the Host or Property Manager employs legal counsel to enforce any conditions of this agreement, the guest shall be liable for the reasonable attorney's fees and costs incurred.

► GOVERNING LAW & DISPUTES
This agreement is governed by the laws of the State of Florida. Any disputes are subject to the jurisdiction of the courts of Orange County, Florida. The parties agree to attempt mediation in good faith before pursuing litigation. In the event of a chargeback or refund dispute, the guest agrees to first contact the Host through the booking platform to seek resolution before initiating any claim with their financial institution or payment provider.

  • This is not a hotel. This is someone’s home, please treat it with respect!
  • Please keep all communication centralized via Airbnb, as per platform policy, as well as both Guests and Hosts safety.
  • Self check-in: Self check-in is available for your own safety and comfort. Guests receive an access code via email (check in voucher). We also send all the information via email, in the form of check-in voucher, however, we kindly request all Guests to double check all information on the Airbnb chat, as there is always pertinent check in information to both the Resort as well as the home (sometimes the code gets updated and the one in the email voucher no longer applies). Many local Resorts have implemented new check-in policies of their own, which they require a Guest list name, to check in via main gate, etc.… We expect Guests to also follow the Resort rules. We will notify Guests, upon booking, if Resort rules call for Guest names to be provided. This is Guests responsibility to revert in due time, enabling us to insert the names, in a timely manner, in Resort’s portal.
  • Home is self-catering. The following starter supplies are provided in the unit upon your arrival: 2 trash bags, 1 small dish detergent, 1 dishwashing capsule, 1 paper towel. Each bathroom will have: 1 small bar soap, 1 shampoo, 1 conditioner, 1 toilet roll. No other supplies will be provided. Please stop by the nearest Supermarket to gather any additional items you may need for the duration of your stay.
    -All bedding and bath towels are provided. Clean sheets and towels will be available in the unit. Each Guest receives 3 towels (1 bath + 1 hand + 1 pool + 1 mat towel per bathroom). Please note all towels will be accounted for at the end of your stay. There will be a charge for missing or damaged towels. No washing cloth provided for sanitary reasons.
  • Resort offers daily trash valet pick up services. Please follow instructions regarding trash disposal. Any trash left in the home upon Guest’s departure will result in a $50 fee.

Additional / Optional Services (Please inquire at least 48 hours in advance):

  • Pool (+ Spa where applies) heating fee: $25 / day. 2 consecutive day minimum required. Most of our homes offer this feature.
    Upon completion of payment, pool (and / or spa, where applicable) will be set to 85ºF - 90ºF. In case Guest wishes a specific temperature, we may accommodate, if there is no stress / damage to the equipment.
    It may take 24 hrs+ for the pool to heat up or cool down.
    Please note the pool pumps have a safety mechanism to prevent overheating during cold weather conditions, when working overtime. This leads to a temporary shut off of services automatically until the pump can regain its functionality in a safe and efficient manner.
    Please note the pool heater works via HEAT EXCHANGE system and might not function properly with weather nearing freezing temperatures.
    The heater for the spa (where applies – not all homes have spa) is the same as the heater for the pool. Therefore, it is not possible to keep spa heat on and pool heat off. Spa will get warmer sooner, however, pool temperature will also heat up (Especially on hot days).
    MID STAY CLEANING – Currently not available, as our vendors inform, they are facing labor shortage.

  • Grill (where applicable): $70 with 1st full propane tank included.

  • Early check-ins (when possible): Must always be authorized by Host. Official check-in time is 4 pm.

  • Late check-out (when possible): Must always be authorized by Host. Official check-out time is 11 am.   • We are not responsible for any objects lost or forgotten by Guests.

  • No swimming or fishing in Resort ponds / lakes. We strongly recommend keeping safe distance from such areas, as they are potential for wildlife encounters (alligators, snakes, etc…).

  • We do not allow electric vehicles to be charged using property power. Non-compliance will result in instant $100 charge and subject to immediate termination of reservation.

  • Resort and club house amenities are subject to closure without any notice. We do not have any control over the Resort policies and cannot be held accountable. We do our best to keep Guests duly updated on the current scenario.

  • Resort does NOT allow RV, trailer, 5th wheel, recreational vehicles, golf carts, etc.… large vehicle parking inside their premises.

  • Prior to Guest checking in and upon check out, an inspection will take place in the unit. We kindly request Guests to report to us in the event of any damages. If there is damage to the property (unit or objects inside premises), the full cost to fix or replace the damaged is Guest’s responsibility.

  • The Owner, Total Synergy Solutions LLC., Host, acting as agent or its designated Management Company, as applicable, cannot accept liability for personal injury, accident, or death of members of the Guest's party or visitors to the Unit (including use of the pool and spa and surrounding areas and use of the equipment supplied be that on or off the unit or premises) or for any loss or damage to any property howsoever caused.

  • The Owner, Total Synergy Solutions LLC., acting as agent or its designated Management Company, as applicable, accepts no responsibility for, and shall not be liable in respect of any loss, damages, alteration, delay or changes arising from circumstances outside our control.

  • The property will be cleaned before your arrival and we kindly ask our guests to maintain the unit as its best condition.

  • AIR CONDITIONING: A/C temperatures set between 72ºF-78ºF and set to Auto/Cool position. Any lower setting will cause the A/C unit to freeze up, resulting in considerable damage to the unit. Please ensure all doors and windows remain shut for equipment to function properly.

  • We have no control over surrounding construction, unfortunately. We do our best to notify Guests in case we learn there is construction or the risk of noise in the neighborhood, however, unfortunately, we do not have any control over this situation.

  • Please note we always do our best to provide support and comfort to all our Guests. In the event of emergency assistance needed (A/C repairs, power / water outage, etc…), we will do our best to service as quickly as possible, however, we do work in occasions with outside vendors even though we may immediately place a service call, time to fix could vary and is outside of our control. We may request the Guest to send us photos, so we / technician can better address the issue.

• Violation: immediate termination without refund + $50 per unauthorized guest per day.

► NO SMOKING
• Smoking, vaping, and e-cigarettes are prohibited inside the property and in all enclosed areas.
• Violation: $500 ozone treatment fee + additional damage charges.

► NO PETS
• Pets and animals of any kind are not permitted.
• Service animals are welcome with valid documentation provided prior to arrival. Any property damage beyond normal wear and tear will be charged accordingly.

► AIR CONDITIONING
• Set A/C between 72°F and 78°F in Auto/Cool mode at all times.
• Settings below 72°F may cause the unit to freeze and sustain damage — guest will be responsible for resulting repair costs.

5. POOL & SPA

⚠️ Swimming is at the guest's own risk. Children must be supervised by an adult at all times. No diving. No glass containers near the pool. Pool hours: 8:00 AM to 10:00 PM.

• The pool heater uses a heat exchange system and may not function effectively in near-freezing temperatures.
• The spa and pool share the same heating system — both heat simultaneously.
• During cold weather, the pump safety mechanism may temporarily shut off service automatically. This is normal and service resumes on its own.

Ensure the grill is fully off and cool before leaving the area.

► BABY GEAR & CHILD EQUIPMENT
Baby gear (including but not limited to cribs, high chairs, pack-n-plays, and similar items) may be available upon request and subject to availability. All such items are provided as a courtesy and as-is. Guests are solely responsible for the proper assembly, safe use, and supervision of children at all times. The Host and Property Manager make no warranties regarding the condition or suitability of baby gear for any specific child, and accept no liability for injury or accident resulting from its use. Guests are encouraged to inspect all items upon arrival and notify us immediately of any concerns before use.

► LEISURE EQUIPMENT
Any leisure or recreational equipment provided (including but not limited to bikes, kayaks, floats, or games) is offered as-is and as a courtesy. Use is entirely at the guest's own risk. The Host and Property Manager accept no liability for personal injury, accident, or damage resulting from the use of any such equipment. Guests must ensure children are supervised at all times when using any recreational items.

► POOL & SPA HEATING — HEALTH & SAFETY WARNING
Guests with pre-existing medical conditions, heart conditions, high blood pressure, pregnancy, or sensitivity to heat should consult a physician before using a heated pool or spa. Prolonged exposure to heated water may cause dizziness, overheating, fainting, or other adverse health effects. Never use the pool or spa alone, especially when heated. Children must be supervised by an adult at all times. The Host and Property Manager accept no liability for any health-related incidents arising from the use of the pool or spa, including incidents related to water temperature.

► GENERAL DISCLAIMER — SUPPLIED EQUIPMENT & AMENITIES
All equipment, amenities, and items provided — whether included in the base reservation or as optional add-ons — are offered as-is and as a convenience to guests. The Host and Property Manager make no representations or warranties, express or implied, regarding the condition, safety, or suitability of any supplied item. Use of all equipment and amenities is entirely at the guest's own risk. 7. FLORIDA WILDLIFE & OUTDOOR SAFETY DISCLAIMER

Florida is home to a diverse and active wildlife ecosystem. Encounters with wild animals in and around residential and resort areas are a normal part of the local environment. By booking this property, guests acknowledge and accept the inherent risks associated with Florida's natural wildlife.

► COMMON WILDLIFE IN THIS AREA
The following animals are commonly encountered in Florida resort communities and surrounding areas:

• Alligators — may be present in ponds, lakes, canals, retention areas, and occasionally near pool decks or walkways. Never approach, feed, or provoke an alligator. Keep children and pets away from water's edge at all times.
• Snakes — both non-venomous and venomous species are native to Florida. Do not handle or approach any snake. If encountered inside the property, do not attempt to remove it — contact us immediately.
• Insects & bugs — Florida's climate supports year-round insect activity, including mosquitoes, palmetto bugs (cockroaches), ants, no-see-ums, and others. The property is treated regularly, but occasional encounters are normal and not indicative of an infestation. Guests are encouraged to keep doors and windows closed and to use personal insect repellent when outdoors.
• Other wildlife — lizards, frogs, toads, spiders, wasps, and various birds are common throughout the area. These animals are part of the natural environment and their presence does not constitute a property defect.

► GUEST ACKNOWLEDGMENT

• Wildlife encounters are an inherent and expected aspect of staying in a Florida property.

► IN CASE OF EMERGENCY

• For venomous snake bites or other medical emergencies: call 911 immediately.

• All towels are accounted for at checkout. Missing or damaged towels will be charged accordingly.

• We work with trusted local vendors to address maintenance issues as quickly as possible. While we place service calls immediately, repair timelines depend on vendor availability and are outside our control.
• We may request photos via the platform to help diagnose and resolve issues faster.

► CONSTRUCTION & EXTERNAL NOISE
• We have no control over surrounding construction or neighborhood noise. We will notify guests of any known situations but cannot be held responsible for noise from outside the property.

► LOST OR FORGOTTEN ITEMS
• We are not responsible for items lost or left behind. Please check all areas thoroughly before departure.

10. PROPERTY DAMAGE & EXCESSIVE TRASH

• A property inspection is conducted before check-in and after check-out.
• Please report any pre-existing damage upon arrival so it can be documented.
• Any damage to the property or its contents — including furniture, appliances, fixtures, walls, floors, and any items inside the premises — beyond normal wear and tear is the guest's full financial responsibility.
• The full cost to repair or replace damaged items will be charged to the payment method on file, consistent with platform policies and applicable law.
• Guest authorizes the host to charge the payment method on file for any damage or violation fees described in these rules, after written notification is provided through the booking platform.

► EXCESSIVE TRASH
• The property is provided with starter trash bags for normal use. Guests are expected to manage waste responsibly throughout their stay.
• Leaving an excessive amount of trash inside or outside the property at check-out — beyond what is reasonably expected for the reservation size and length of stay — will result in an additional fee of $100.
• This covers the extra labor and disposal costs required to restore the property to its standard condition.

No liability is accepted for loss, damage, alteration, delay, or changes arising from circumstances outside our control, including resort policy changes, utility outages, construction, weather events, or third-party vendor delays.

► INDEMNIFICATION & HOLD HARMLESS
The primary guest agrees to indemnify and hold harmless Total Synergy Solutions LLC, PMI Orlando, the Host, and/or the designated Property Manager from any and all liabilities, damages, costs, or expenses arising from or related to any claim in connection with the guest's use and/or occupancy of the property — including but not limited to claims for personal injury, property damage, loss of personal belongings, or theft sustained by the guest or any person invited to the property.

► ATTORNEY'S FEES & COSTS
In the event that the Host or Property Manager employs legal counsel to enforce any conditions of this agreement, the guest shall be liable for the reasonable attorney's fees and costs incurred.

► GOVERNING LAW & DISPUTES
This agreement is governed by the laws of the State of Florida. Any disputes are subject to the jurisdiction of the courts of Orange County, Florida. The parties agree to attempt mediation in good faith before pursuing litigation. In the event of a chargeback or refund dispute, the guest agrees to first contact the Host through the booking platform to seek resolution before initiating any claim with their financial institution or payment provider.

HOUSE RULES AND CONDITIONS

Thank you for booking with us! We look forward to hosting you and hope to make your Orlando stay a memorable one.

Please see especially important information and details regarding our House Rules + Resort Rules:

  • This is not a hotel. This is someone’s home, please treat it with respect!
  • Please keep all communication centralized via Airbnb, as per platform policy, as well as both Guests and Hosts safety.
  • Self check-in: Self check-in is available for your own safety and comfort. Guests receive an access code via email (check in voucher). We also send all the information via email, in the form of check-in voucher, however, we kindly request all Guests to double check all information on the Airbnb chat, as there is always pertinent check in information to both the Resort as well as the home (sometimes the code gets updated and the one in the email voucher no longer applies). Many local Resorts have implemented new check-in policies of their own, which they require a Guest list name, to check in via main gate, etc.… We expect Guests to also follow the Resort rules. We will notify Guests, upon booking, if Resort rules call for Guest names to be provided. This is Guests responsibility to revert in due time, enabling us to insert the names, in a timely manner, in Resort’s portal.
  • Home is self-catering. The following starter supplies are provided in the unit upon your arrival: 2 trash bags, 1 small dish detergent, 1 dishwashing capsule, 1 paper towel. Each bathroom will have: 1 small bar soap, 1 shampoo, 1 conditioner, 1 toilet roll. No other supplies will be provided. Please stop by the nearest Supermarket to gather any additional items you may need for the duration of your stay.
    -All bedding and bath towels are provided. Clean sheets and towels will be available in the unit. Each Guest receives 3 towels (1 bath + 1 hand + 1 pool + 1 mat towel per bathroom). Please note all towels will be accounted for at the end of your stay. There will be a charge for missing or damaged towels. No washing cloth provided for sanitary reasons.
  • Resort offers daily trash valet pick up services. Please follow instructions regarding trash disposal. Any trash left in the home upon Guest’s departure will result in a $50 fee.

Additional / Optional Services (Please inquire at least 48 hours in advance):

  • Pool (+ Spa where applies) heating fee: $25 / day. 2 consecutive day minimum required. Most of our homes offer this feature.
    Upon completion of payment, pool (and / or spa, where applicable) will be set to 85ºF - 90ºF. In case Guest wishes a specific temperature, we may accommodate, if there is no stress / damage to the equipment.
    It may take 24 hrs+ for the pool to heat up or cool down.
    Please note the pool pumps have a safety mechanism to prevent overheating during cold weather conditions, when working overtime. This leads to a temporary shut off of services automatically until the pump can regain its functionality in a safe and efficient manner.
    Please note the pool heater works via HEAT EXCHANGE system and might not function properly with weather nearing freezing temperatures.
    The heater for the spa (where applies – not all homes have spa) is the same as the heater for the pool. Therefore, it is not possible to keep spa heat on and pool heat off. Spa will get warmer sooner, however, pool temperature will also heat up (Especially on hot days).
    MID STAY CLEANING – Currently not available, as our vendors inform, they are facing labor shortage.

  • Grill (where applicable): $70 with 1st full propane tank included.

  • Early check-ins (when possible): Must always be authorized by Host. Official check-in time is 4 pm.

  • Late check-out (when possible): Must always be authorized by Host. Official check-out time is 11 am. Unauthorized late check-outs will result in a $100 charge for delay inside the first hour after official check-out time. In case Guest performs late check out after 12 pm, without previous authorization by Host, there will be a full daily fee rate charge from the Guest. This charge does not grant Guest option for additional stay and eviction measures will be applied.
    -The maximum Guest occupancy allowed in the unit at any time is set by state and local ordinances and/or fire codes, and no exceptions can be made. This is also a Resort policy as well as Airbnb rule. Guests cannot exceed number of individuals stated in reservation. Noncompliance to these rules will result in immediate termination of the reservation, without refund and eviction process will immediately commence. Furthermore, there will be an additional charge of $100 per day per unauthorized Guest that is detected.

  • No parties or events allowed: This is also a Resort policy as well as Airbnb rule. Noncompliance will result in immediate termination of the reservation, without refund and eviction process will immediately commence. Furthermore, there will be an additional charge of $100 per day per unauthorized Guest that is detected.

  • No pets or any type of animals allowed. Homeowners do allow service pets, if documentation is provided and that Guest agrees that any damage to the property (other than natural wear and tear) will be charged accordingly, per standard procedures for all Guests.

  • Guests are expected to communicate via proper channels (booking platform). Non-compliance may result in termination of reservation.

  • Smoking in the premises is not allowed.

  • Minimum Age requirement to book: 25 years old.

  • No Fireworks allowed on house premises. No fireworks allowed on Resort’s premises.

  • We are not responsible for any objects lost or forgotten by Guests.

  • No swimming or fishing in Resort ponds / lakes. We strongly recommend keeping safe distance from such areas, as they are potential for wildlife encounters (alligators, snakes, etc…).

  • We do not allow electric vehicles to be charged using property power. Non-compliance will result in instant $100 charge and subject to immediate termination of reservation.

  • Resort and club house amenities are subject to closure without any notice. We do not have any control over the Resort policies and cannot be held accountable. We do our best to keep Guests duly updated on the current scenario.

  • Resort does NOT allow RV, trailer, 5th wheel, recreational vehicles, golf carts, etc.… large vehicle parking inside their premises.

  • Prior to Guest checking in and upon check out, an inspection will take place in the unit. We kindly request Guests to report to us in the event of any damages. If there is damage to the property (unit or objects inside premises), the full cost to fix or replace the damaged is Guest’s responsibility.

  • The Owner, Total Synergy Solutions LLC., Host, acting as agent or its designated Management Company, as applicable, cannot accept liability for personal injury, accident, or death of members of the Guest's party or visitors to the Unit (including use of the pool and spa and surrounding areas and use of the equipment supplied be that on or off the unit or premises) or for any loss or damage to any property howsoever caused.

  • The Owner, Total Synergy Solutions LLC., acting as agent or its designated Management Company, as applicable, accepts no responsibility for, and shall not be liable in respect of any loss, damages, alteration, delay or changes arising from circumstances outside our control.

  • Limitation of Liability and Hold Harmless: Total Synergy Solutions LLC, THE HOST, PROPERTY MANAGER AND THE PROPERTY OWNER SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, PUNITIVE, OR CONSEQUENTIAL DAMAGES, OR ANY LOSSES OF ANY NATURE ARISING FROM THE SUBJECT MATTER OF THIS AGREEMENT. FURTHER, AND MORE SPECIFICALLY, Total Synergy Solutions LLC, THE HOST, PROPERTY MANAGER, THE PROPERTY OWNER, AND ANY HOMEOWNERS ASSOCIATION SHALL NOT BE LIABLE FOR INJURIES OR OTHER DAMAGES INCURRED AS THE RESULT OF GUEST'S USE OF THE SWIMMING POOL. SWIMMING IS AT THE GUEST'S OWN RISK. CHILDREN MUST BE SUPERVISED AT ALL TIMES. ABSOLUTELY NO DIVING ALLOWED.

  • The property will be cleaned before your arrival and we kindly ask our guests to maintain the unit as its best condition.

  • AIR CONDITIONING: A/C temperatures set between 72ºF-78ºF and set to Auto/Cool position. Any lower setting will cause the A/C unit to freeze up, resulting in considerable damage to the unit. Please ensure all doors and windows remain shut for equipment to function properly.

  • We have no control over surrounding construction, unfortunately. We do our best to notify Guests in case we learn there is construction or the risk of noise in the neighborhood, however, unfortunately, we do not have any control over this situation.

  • Please note we always do our best to provide support and comfort to all our Guests. In the event of emergency assistance needed (A/C repairs, power / water outage, etc…), we will do our best to service as quickly as possible, however, we do work in occasions with outside vendors even though we may immediately place a service call, time to fix could vary and is outside of our control. We may request the Guest to send us photos, so we / technician can better address the issue.

  • In the event of life threatening / emergency situations, call 911.

This was my second time staying at Jose’s place. It is a beautiful home in a secluded, gated neighborhood. Jose is always a great host. I look forward to staying at his home again in the future.

Jose was an amazing host! The home was beautiful and well kept. Jose was very responsive when messages were sent, usually responding within 10 minutes of contact and handled issues quickly. We noticed a broken screen in the pool area and after notifying Jose it was fixed the next day. I'd definitely stay at this property again and would highly recommend it to others.

The home was very spacious as the pictures show, it was great every room had its own bathroom. The home was clean, but some areas need some deep cleaning but above all comfortable. Host was very responsive when I had an issue with neighbor's noise level past midnight and helped me with a resolution. Be aware that the property is gated but since it's a big property with lots of homes there is a wait to register and get in at gate.
